Self-Build Building Warranty Insurance
Both you and your mortgage lender, if you have one, are likely to want to take out this type of insurance. It’s very similar to the policies that House Builders provide with their standard house sales, but written specially for self-builders.
Since you are a CUSTOM Self Builder it is something that you have to arrange yourself, although we can help you. Your mortgage lender may want to know who you are going to use to provide this. It also provides further evidence that you are entitled to claim your CIL exemption.
While many Self-Builders decide to ‘project manage’ their new build themselves, unless they have a good knowledge of – and preferably significant experience in – construction, most who do so find it extremely taxing and worrying. Those who wish to avoid the hassle and can afford to engage a professional project manager are able to take a more relaxed approach
Project Managers usually charge between 10% and 15% of the value of the works that they are responsible for. So, on a build cost of £150,000 you might expect this to cost you £15,000 to £22,500. Homebuilding & Renovating suggest £15,000 for a typical average self-build project management fee.
However, you should bear in mind that generally their services do not include Clerk of Works duties or Site Manager/Supervisor, i.e. checking the quality and execution of the works.
Conversely, buying a CUSTOM home Shell from us relieves you of much of this burden, since we are covering all the bases on the works carried out, as listed in the Keeping Costs Down section. This means that, effectively, you only have to take care of the finishing and fit out works, which most people con not only manage, but actually enjoy doing. It’s the ‘fun’ part of being a self-builder.
This is a further way in which we ae able to save you money.
